Not a hotel. A place with character.

Fraueninsel is a real little island in the middle of Lake Chiemsee: car-free, reachable only by boat, just 15 hectares and a place to breathe for centuries. This really is Fraueninsel (Frauenchiemsee), not the larger Herreninsel across the water. In the middle of it stands our Haus am See. You will not simply check in here, you will arrive.

How to reach us

You reach Fraueninsel by boat. The car stays on the mainland, your mind clears.

    Get to the mainland

    By train to Prien am Chiemsee, or by car to Prien-Stock or Gstadt. Parking right at the pier.

    Take the boat to the island

    The Chiemsee ferry brings you across in minutes. From Gstadt it is only about five minutes over the water.

    Walk to the house

    No cars run on the island and there is no driving up to the door. You carry your luggage the few minutes from the pier to us yourself, so travel light or bring a small hand cart.

It was a great stay! Communication was very good, always quick answers and extremely friendly. The room was clean and had everything you need. One thing to note: after 8 pm the island is empty and you can barely get anything to eat, so plan accordingly. We would come back any time.

Common questions

How do I reach the island by car?
You do not, and that is the beauty of it. You park in Prien-Stock or Gstadt on the mainland and take the Chiemsee ferry across. From Gstadt the crossing is only about five minutes. Check-in is from 3 pm, check-out by 10 am. On arrival day you get a message with all the info on check-in and WiFi.
Are pets allowed?
Yes, pets are very welcome, assistance animals always. Just let us know in advance and everything will be ready. For pets we charge a one-off fee of 15 euros per stay, shown to you before booking.
Do I book the whole house?
No, you book a room in our guesthouse. The house is not rented exclusively, so other guests are there too. The kitchen and bathing spot are shared. Up to three guests per room.
What about food and the kitchen?
All guests share a fully equipped kitchen, coffee and milk included. The island has a small Edeka shop and several inns. The house also keeps drinks and frozen meals ready.
What costs come on top of the night?
A one-time final cleaning, the Chiemsee visitor tax per person and, if you bring a pet, a one-off 15 euros. You see every item before booking, nothing is added later. Minimum stay is usually two nights. The total amount is due at booking; credit card or bank transfer are possible.
Anything to know about the lake?
The island is real nature, so in summer mosquitoes and insects come with it. Lake Chiemsee has mussels with partly sharp shells, so we recommend water shoes for the shallows. Bring sun and mosquito protection.
How do I cancel if something comes up?
For cancellations up to 7 days before arrival we refund 50% of the booking amount; for later cancellations a refund is unfortunately not foreseen. If we can let your room to someone else for that period, the amount we retain is reduced accordingly. The full terms are in our T&Cs. Just get in touch and we will find a fair solution.

1. Controller

2. Hosting

This site is hosted on Cloudflare Pages (Cloudflare, Inc., USA). Technically necessary server log files are processed (IP, date, requested file, browser). Legal basis: Art. 6(1)(f) GDPR. A data processing agreement is in place; transfer to the USA is covered by standard contractual clauses; delivery uses EU data centres where possible.

For anonymous reach measurement we use Cloudflare Web Analytics. It works without cookies and without cross-device recognition; it collects aggregated statistics on page views, load times and referrer without identifying individual visitors. Legal basis: our legitimate interest in a technically sound, needs-based service (Art. 6(1)(f) GDPR).

3. Fonts and images

Fonts are served locally. There is no connection to Google Fonts. Images are also stored locally.

4. Cookies

We use only technically necessary cookies or local storage, for example to remember your cookie choice. There is no cookie-based tracking or profiling.

5. Map (Google Maps)

The map loads only after you actively agree. A connection to Google servers (Google Ireland Limited) is then established and your IP address is transmitted, a transfer to the USA is possible. Legal basis: your consent, Art. 6(1)(a) GDPR.

6. Contact form and email

We process your form details (name, email, preferred dates, message) to handle your request. Submission runs through a Cloudflare Pages Function; the request email to us is sent via Brevo (Brevo GmbH, Köpenicker Straße 126, 10179 Berlin). Brevo processes the data on EU servers, a data processing agreement under Art. 28 GDPR is in place, and no transfer to a third country takes place. Legal basis: Art. 6(1)(b) and (f) GDPR. We delete the data once your request has been dealt with conclusively and no statutory retention obligations apply. Requests that do not lead to a booking are deleted at the latest 6 months after the last contact. If your request leads to a booking, we retain the data for the duration of the contract and thereafter within the statutory retention periods (in particular under commercial and tax law, §§ 257 HGB, 147 AO, up to 6 or 10 years).

7. Contact form protection (Cloudflare Turnstile)

To protect the contact form against automated requests and spam we use Cloudflare Turnstile (Cloudflare, Inc.). When the form loads, a connection to Cloudflare is established. Your IP address and technical details about your browser and device are processed in order to check whether the request comes from a human. Turnstile works without advertising cookies and does not create cross-device user profiles. Legal basis: our legitimate interest in operating the form free of abuse (Art. 6(1)(f) GDPR).

8. Booking (Lodgify)

For availability, prices and online booking we embed the booking widget by Lodgify (Codebay Solutions Ltd., United Kingdom). When the widget loads, a connection to Lodgify servers is established and your IP address is transmitted; when you make a booking request, the data you enter (dates, number of guests, contact details) is transmitted to Lodgify. Legal basis: initiation and performance of the contract and our legitimate interest in offering direct booking (Art. 6(1)(b) and (f) GDPR). A data processing agreement is in place; the UK is covered by an EU adequacy decision.

9. Your rights

You have the right to access, rectification, erasure, restriction, data portability and objection, and to complain to a supervisory authority (BayLDA, Ansbach).

Terms and Conditions

Terms and Conditions for renting the accommodation „Haus am See". Version: June 2026. The German version of these Terms is the sole legally binding version; the English text is a translation for convenience.

1. Contracting party

2. Scope

These Terms apply to all bookings and rental relationships between the Host and the guest for the accommodation „Haus am See" via haus-am-see.bayern and via booking platforms (e.g. Airbnb, Booking.com) synchronised through Lodgify. Deviating conditions of the guest are not accepted unless the Host agrees in writing.

3. Conclusion of contract

With the booking request (via website, email or platform) the guest makes a binding offer to conclude an accommodation contract. The contract is concluded once the Host confirms the booking in writing by email or booking confirmation (e.g. via Lodgify). The booking guest also concludes the contract for all accompanying persons and is liable for their compliance with these Terms.

4. Occupancy

The accommodation may be occupied by a maximum of 2 adults and 1 child, unless otherwise agreed in the booking confirmation. Exceeding this entitles the Host to terminate the stay immediately without refund.

5. Prices and payment

The prices stated at booking apply as per the booking confirmation. The total amount is due at the time of booking. Accepted payment methods include credit cards (online payment via Lodgify) and bank transfer; for platform bookings (e.g. Airbnb, Booking.com) the respective platform's payment terms apply. Pets are allowed for an additional fee, the amount of which is shown at booking.

6. Arrival and departure

The accommodation is available from 3 pm on the day of arrival. On the day of departure it must be vacated and left swept-clean by 10 am at the latest. Different times can be arranged by prior agreement.

7. Cancellation

The guest may withdraw from the contract at any time before the start of the stay in writing (by email). Cancellations up to 7 days before arrival receive a 50% refund of the booking amount; cancellations less than 7 days before arrival receive no refund. If the accommodation can be re-let, the compensation is reduced accordingly. There is no statutory right of withdrawal for accommodation contracts (§ 312g(2)(9) German Civil Code).

8. House rules

Smoking is not permitted anywhere inside the building; it is allowed outside only. Pets are permitted with prior notice and for an additional fee and must be kept supervised at all times. The maximum occupancy (2 adults + 1 child) must be observed; visitors are only allowed by prior arrangement. Parties and events beyond the normal scope require the Host's express consent. The accommodation and its contents are to be treated with care; the guest is responsible for proper ventilation and heating.

9. Guest liability

The guest is liable for all damage culpably caused by them, their fellow travellers or visitors. Damage must be reported to the Host without delay.

10. Host liability

The Host is only liable for damage based on intentional or grossly negligent breach of duty. No liability is accepted for items brought in by the guest (in particular valuables, money, electronic devices). Liability for temporary disruptions of power, water or internet supply and for events of force majeure is excluded.

11. Data protection

Personal data is processed in accordance with our privacy policy.

12. Final provisions

The law of the Federal Republic of Germany applies. The place of jurisdiction is, as far as legally permissible, the Host's registered seat. Should individual provisions be invalid, the validity of the remaining provisions remains unaffected; the statutory provision replaces the invalid one.
